How to Check a Contractor’s License in Florida
Florida contractor license guide: check DBPR for state-regulated work, understand when flooring is outside state licensure, and confirm permits for your exact project.

Florida DBPR says some construction work, including installation of tile flooring, does not require a state construction license. Other parts of a bathroom remodel may involve regulated trades or permit requirements. That makes a tile project a useful reminder to check the actual tasks, not just the overall project label.
Split the bathroom into tasks
Ask each bidder to separate demolition, substrate preparation, waterproofing, tile setting, drain or valve work, electrical changes, and any structural work. For a Lakeland tile refresh, replacing the visible surface is different from moving plumbing or rebuilding a shower assembly. If the estimate includes regulated construction work, ask which DBPR credential applies to that portion and who will perform it.
Florida DBPR’s search accepts a license number, contractor name, or business entity. Compare the record to the company on the estimate. Certified licenses are statewide. Registered licenses are tied to the local jurisdiction where the contractor holds a certificate of competency, so confirm the property address is covered.
Ask the local office about the exact scope
Before work begins, contact the building department serving the property. Ask whether the proposed work requires a permit or inspection, particularly if plumbing, electrical, or structural elements change. Ask who applies and who schedules inspections. DBPR licensing and a local permit are not the same approval.
For wet-area work, the written scope should name the waterproofing method, product, drain treatment, tile allowance, grout, transitions, curing time, cleanup, and what happens if demolition exposes damage. Ask for photos of hidden conditions and a written price before additional work begins.
How to make two bids comparable
Send both contractors the same measurements, photos, fixture choices, and desired finish. Compare prep, removal, material allowances, labor, disposal, permit fees, timeline, warranty, and exclusions. If one quote includes waterproofing and the other does not, they do not offer the same scope.
Ask: “Which line items require a DBPR license or permit, which company is responsible for them, and how will hidden damage be priced and approved?”
